Starting point
An acquaintance of mine came to me in a fairly stressful situation. Her mortgage had been approved for a whole year, but due to an extremely demanding job and lack of time she still hadn't managed to choose any property. Market prices started rising again after winter and the client had a legitimate feeling that the train was leaving without her. The lack of time and energy also created a psychological block, and she kept postponing the search. In March, I took her under my wing.
Brief and challenges
Goal: an investment flat for immediate rental.
Budget: a strict limit of CZK 7,500,000 set by the approved mortgage.
Original criteria: a new build with a lift (which in this price range really meant compromise, older prefab blocks).
How the cooperation went
I completely freed up her hands. I monitored the market every day, searched internal and public databases, and sent her only pre-selected listings. We then only went to viewings that made sense. At every property I thoroughly checked the technical condition and all the documentation from owners or other brokers.

The turning point and negotiation
The offer of new builds in our budget wasn't ideal. Then I came across a flat sold directly by the owner. Although it originally didn't meet our criteria (it was an old-build flat in the centre without a lift), it had a wonderful history and huge investment potential.
Even before the viewing itself, I opened negotiations with the owner and managed to negotiate the price down exactly to our maximum limit – on the condition that we would like the flat. And everyone loved it!

The result
We decided to buy. I guided the client through the entire bureaucratic and legal process and supported her throughout the transaction. At the end of June she was happily holding the keys to a flat with soul and history.
And the story didn't end there – right after handover I successfully rented the flat out (to a reliable tenant, by the way), so the investment started serving its purpose immediately.
The takeaway
You don't need a month of free time to find a good investment. It's enough to have someone watch the market daily, pre-select only meaningful listings and negotiate on your behalf. And don't fall into the “no time” trap – on a rising market, every month of delay costs real money.
