Starting point
A financial advisor referred these clients to me. They were buying a family house in the Central Bohemian Region but kept hitting the strict limit of their approved mortgage. They had fallen in love with a house whose price was above their financial means. Part of the money was missing and the owner refused to lower the price. The advisor knew I offer professional price-reduction negotiation (with a fee of 35% of the savings actually negotiated) – so the clients knew upfront: if no discount was negotiated, they would only pay the document verification fee of 15,000 CZK + VAT.
Brief and challenges
Location: Central Bohemian Region
Sale format: directly from the owner (no real estate agency)
Goal: verify the property remotely, prepare a market valuation and negotiate the price so that the clients fit within their mortgage limit
The process and remote analysis
The clients sent me all the documents, photos and a link to the property. Since it was a sale directly from the owner without a broker, I focused on a detailed review of the paperwork. I prepared a market valuation and set about an in-depth check of the documentation (land registry, legal status and available technical reports).

The turning point and negotiation
During the document analysis I uncovered discrepancies – some details about the property didn't match and the owner's paperwork contained incorrect information that would have meant risk and extra costs for the buyer in the future.
Instead of emotional haggling, I presented the owner with factual arguments: a professional market valuation and specific findings from the documentation.

The result
The seller realized the arguments were bulletproof. He agreed to the price we proposed, which exactly matched the clients' budget.
Thanks to that, the clients got a house they otherwise couldn't have reached, and I saved them tens of thousands of crowns as well as a lot of stress. The deal was concluded to the full satisfaction of both parties!
The takeaway
You can't trust an asking price until you back up your position with facts. A market valuation, a thorough document review and fact-based negotiation move the price even where the owner initially refused to budge. And a savings-negotiation service only costs a percentage of what is actually saved – and if no discount is negotiated, you only pay the verification fee of 15,000 CZK + VAT.
Have you found a property that is above your budget? Write to me or call. I'll verify it, calculate the realistic price and negotiate for you – if no discount is negotiated, you only pay the verification fee of 15,000 CZK + VAT.
